JULY, 2008. There are many more sellers than buyers in Colorado Springs, so buyers continue to enjoy having their pick of homes at lower prices than last year. My clients are enjoying this. Homes just have to be in great condition and they have to be priced very reasonably in order to sell. The nicest homes often sell in days and sometimes there are even bidding contests among competing buyers, even now!This is one part of the real estate market picture. The other part is pure disappointment for so many sellers whose homes are not in great condition or priced right. These homes don't sell. And they get few, if any, showings.

Homes for sale near Schriever Air Force BaseFalcon, Black Forest, Powers, Fountain Valley, and Southwest Schriever AFB is in a rural area about 10 miles east of Colorado Springs. These are some of the residential areas most popular with Schriever AFB families. For comparison purposes, we'll consider the cost of a recently-built 4-bedroom, 3-bath, 2-car garage home with 2,500 to 2,800 total square feet in these areas.The Falcon Area encompasses a large, mostly undeveloped or lightly-inhabited rural area where there are ranches and a mix of homes usually on five or more acres scattered about. This area includes homes at the new development Claremont Ranch immediately northeast of Peterson AFB and perhaps the closest possible commute to Schriever AFB. At Claremont Ranch, a 4-bedroom, 3-bath, 2-car garage home with 2,500 to 2,800 total square feet can be purchased for $235,000 to $260,000. The Black Forest MLS Area includes the well-known forest of tall ponderosa pines and rolling hills and open grassland out further east. There are fine homes on larger acreages in the Black Forest which can run from $500,000 and up. In the open grassland area are the are the developments Woodman Hills and Meridian Ranch which are conveniently located for Schriever AFB families -- the growing community of Falcon, Colorado has a lot to offer. Here you can find our example recently-built 4-bedroom 3-bath, 2-car garage home with 2,500 to 2,800 total square feet --sometimes on a 1/2 acre or 1 acre lot -- for $250,000 to $275,000. The Powers Area is the favorite area for many Schriever AFB families. It's well-liked for home values, schools, community, and the attractions along the rapidly growing retail corridor on Powers Boulevard. Here you can find our example recently-built 4-bedroom 3-bath, 2-car garage home with 2,500 to 2,800 total square feet for $225,000 to $250,000. The Fountain Valley Area is worth mentioning because its an easy commute from Schriever along Bradley Road. The Fountain Valley MLS area includes the towns of Fountain, Widefield and Security, Colorado. Several new home builders are active in the area, and home prices are lower than some other parts of Colorado Springs. Here you can find our example 4-bedroom home for $199,000 to $250,000 (with brand new homes usually higher). The Southwest / Broadmoor Area is also less than a 30-minute commute from Schriever AFB along Bradley Road, and this is where you'll want to look for a luxury home. This is the most expensive area in Colorado Springs overall. In the top-rated Cheyenne Mountain School District 12, most homes start in the $400,000's, and there are beautiful luxury homes priced up to the $1 million+ level.
